Unfortunately, the only way that FHA allows for the PMI to be paid is on a monthly basis. The servicer has absolutely no opnions in the matter. The good news is that after 5 years, if you have made your payments on time, the PMI goes away regardless of the current value of your home.

Does the servicer have the opportunity to pay MI on an FHA loan quarterly, semi-annual, or annually, or are they required to make monthly payments?

Now Congress is taking away the 3% Down Payment Assistence Programs for FHA buyers. I think this will make things worse. It doesn't matter if you have Excellant credit now, you are going to need a down payment. Without the Down Payment Assistence for FHA, consumers with savings, are now going to need this money for down payments on a new home. That money saved could have been used for other services; retail, gas, products to boost the economy in other ways other then real estate. So sad that Excellant credit buyers who have tried so hard to maintain there credit are now required to use ALL there life savings for a down payment. The Down Payment Assistent Programs were not only helping buyers with little funds but it was also helping each State's budget. Any funds used for the Down Payment Assistent programs where thru a Non-Profit organization and a portion of those funds helped our state. My goverment let me down on this one. So sad!!!

You can originate loans as a mortgage broker. The surety bonds apply mainly to state licensing regulations not to HUD. I doubt very much that HUD would ever take a surety bond. I am licensed to do loans through HUD in 39 states. The unfortunate reality is that FHA became popular again only because of the media. If you don't already have a HUD approval you are looking at about a year to get the licensing in place.
Call me if you need further information or a source to place your loans.

This is all great but is FHA going to change the rules for Mortgage Broker Approval? Will we ever be allowed to supply a surety bond instead of a grueling audit?
